A J MACLEOD PROPERTY DEVELOPMENT Principal Alistair MacLeod commenced property development in 1989 with the purchase of 100 acres of grazing land in rural N.S.W. Since then Alistair has developed properties through out Victoria and N.S.W. being a value adding timber milling operation, tourism adventure horse trekking business, several grazing properties, lifestyle blocks, large and small acerage and residential. The development business searches and purchases suitable properties, develop and subdivision, marketing, sales and financing of these properties. In 2008 A J MacLeod PTY LTD was formed to continue the business, of property investment and development.

I learned early in my years the power of properties increasing in value. With the average Australian property increasing in value by 100% every 7 years, I strongly believe, the majority of the population have increased their wealth by having property. That is to say they have only made wealth due to their assets being property. Unfortunately many don’t make the commitment to buying land and choose to live in hope they will be able to save to buy. The majority of these people never succeed, as every time they manage to save -for example– $15,000 in 12 months, a $150,000 property has gone up in value 10%, So unfortunately they never achieve their goal. Time is money. I learned if you were able to buy property with just the 10% deposit and did not have to come up with the rest of the 90% in 30 days [which is usually the case], and were given possession of the property with just the deposit, you are making money. You can develop the land, increasing the value, but more importantly when the property goes up in value -for example 10% a year – then over a 7 year period with the compounding effect, it has made a 100% increase. On a $150,000 property you have made $150,000 profit. AGAIN time is money. People in rural Australia have always offered vendor terms when selling properties, which allows for the Vendor to make a sale and the new owner to settle into the property with out the fear of lossing their deposit in 30 days. If a purchaser only pays 10% of the purchase price and takes possession of the property and the property increases in value by 10% in a year or the purchaser adds value to the property increasing the value by 10%, then the purchaser has made 100% return on their investment. Personal and adventurous life

Alistair, an accomplished author wrote his first book Never Die Wondering [first published 2009] regarding his adventurous and business philosophy.
Introduction as follows:

This book is an incredible Australian story of an ordinary man who has lived an extraordinary life, who has overcome seemly insurmountable obstacles to succeed in living his dreams and accomplishing his ambitions. Alistair MacLeod’s memoirs, is a true story of a man who decided to live life to the full. You will be enchanted as you follow his adventurous life of travel and living from the city to the remote a Snowy Mountains and the Kimberley’s, just to mention a few. You will be inspired by his hard work that led him through the outback and the city, with many roles from jackeroo, show time spruiker, timber miller, tourist operator, horseman, salesman, cattleman, investor to a successful property developer.

Alistair’s story is also one of mateship, and the Australian bush, mustering of cattle, pack horse treks and skiing in the high country, personal and business triumphs and overcoming the hardships that life dealt along the way.Fighting droughts, a legal system after he had used a firearm in self defense, the injustice of the family law court, the rights of a father and son whilst enduring betrayals, both personal and business, are just some of the crushing battles fought in his life. These battles rendered him penniless in his later part of life. With his usual never-give up attitude he remarkably created a property portfolio in the millions in just 48 months, created from mentors, business minds of millionaires from the bush and the city.

This is an autobiography that every person can identify with at some level. It will inspire and entertain you. It is definitely not to be missed.

Since the first publication of Never Die Wondering, Alistair went on to write Son of a Highlander. [Refer to book details] he has also travelled extensively throughout the world exploring many countries with in four continents.

In 2018 Alistair sailed the entire East coast of Australia mostly solo, living full time on his vessel, sailing the swells of Bass strait and the Tasman sea in winter, along the coral coast into the Torres strait and then into the Gulf of Carpentaria. In 2019 he up graded his vessel to a 41 foot French Lagoon to continue the adventure odyssey, and sailed to Darwin crossing the gulf of Carpentaria and exploring the top of Australia. The new vessel was aptly named Never Die Wondering II.
